Is The Real Estate Exam Hard?

With the housing market on the upswing, many people are considering a career in real estate. But is the real estate exam hard? The answer to this question depends on how you define "hard." Passing the real estate exam is not as tricky as passing law school or medical school, but it can be challenging. It requires time and preparation to study for and pass the real estate exam.

What Is the Real Estate Exam?

The real estate exam is a series of tests that prospective real estate agents must pass to get their real estate license. The test gets broken down into two segments:

1. You'll need to pass your course exam.

2. You'll need to pass your state exam.

Before you're allowed to sit for your course exam and then take the state exam, you'll first need to take a pre-licensing course. Every state will be different in the number of hours you need to complete, but, for example, New Jersey requires you to sit for a total of 75 hours.

Where you take your pre-licensing course is entirely up to you, as long as you check that it's on your state's approved list.

How Does It Work?

As mentioned earlier in this post, the process of taking your state real estate exam isn't as simple as just signing up for that exam.

First things first, you'll need to enroll in a pre-licensing course.

Once you complete your pre-licensing course, your real estate school, whether it be in-person or online, will permit you to take a course exam. This exam is just a way of preparing you for the state exam, but you need to pass this to take that exam. Luckily, this exam is usually free, and you can take it as many times as you need to pass.

Once you pass your course exam, your last step is to sign up for your state real estate exam. Every state will have different approved testing centers, of which you'll need to sign up directly, so make sure you find this information from your real estate school and get signed up.

Once you pass that exam, you'll have done everything needed to obtain your real estate license. Now, you'll need to find a real estate brokerage to hang your license and then get signed up with the state.

Passing the real estate licensing exam can be difficult. Many people assume that getting into real estate is simple, so the test should be a cakewalk.

Not that it's the end of the world, but many people quickly acknowledge that it's not that easy and need to reschedule their exam again.

The most crucial part of studying for this exam is understanding the material. Don't just study the material to memorize it because it's much harder to get tricked up that way. If you truly understand the questions they're asking; you'll do much better on the real estate exam.

Preparing for the Test

Having taken both the NJ and NY real estate exams, I have found that this is the best way to prepare:

Tip 1: Learn the Vocabulary

Learning the vocabulary doesn't mean memorizing each word. Try your best to understand the vocab and explain it to people.

Tip 2: Take Notes

While taking your real estate course, make sure to take notes on everything. What you think may not be important could come up on your exams, so write it down. After every class, read back your notes and make sure you aim to understand the content, not just memorize it.

Tip 3: Practice Tests

Probably the best way to prepare for your real estate exam is to take practice exams. You can find practice exams by going to Google and searching for "your state + practice real estate exam."

Putting It All Together

The real estate exam covers various topics ranging from mathematical questions to real-life scenarios. You need to be versed in the material you learned during your pre-licensing course but aim to be well-rounded and not just an expert at one topic.

If you pay attention during your course, take good notes, and truly learn the material, you won't find the exam challenge. Instead, you'll find it interesting, and you'll be eager to become a real estate agent.
